1,635 m² on RZ1 in Macquarie — the biggest block in this group, and quite possibly the one that takes the most work.

The frontage is 12.8 metres. On a block of this size that means a battleaxe or something very like one: the land sits behind the frontage rather than beside it, so access, manoeuvring and a driveway eat into area that looks perfectly developable on a plan. Plot ratio gives 817 m² of gross floor area, which is generous, and none of it helps if the dwellings cannot be reached.

The statutory numbers are comparatively mild — $48,875 payable at two dwellings, $82,750 at three, on an unimproved value of $937,000. Only Rivett is cheaper in this group.

So this is the block where the schedule is the easy part and the site is the hard part. Frontage, fall across the site and the shape of the access handle will decide it, and not one of those is in the determination. Worth walking before modelling.
